LITA POWELL, R.I.B.C., Real Estate Agent Nominee, Property Manager

Lita is one of co-owners of Licar Management Group. She has been involved in the property management industry since 1983. She started in the maintenance department and has worked in every department. Throughout the years, Lita has constantly upgraded her formal and professional training by participating in Courses offered by the Real Estate Institute, the Real Estate Foundation, and various construction and maintenance courses. She obtained her Real Estate Agent’s license in 1990 and is the acting Agent-Nominee for the office. She graduated from the Urban Land and Economics Diploma Program, Management Option, offered by the University of British Columbia in 1991. Lita remains active in the Institute currently sitting as a Chapter Director for the Cariboo Chapter, is past editor for the Input magazine, Management division, has sat on the Public Relations and Government liaison committees. She also is an associate member of CHOA and the Strata Property Agents of B.C. Lita is also very active in her Rotary club and sits on the Executive.

Lita has also been teaching the Residential Tenancy Act and the Strata Property Act to numerous colleges in the Northern Lights College system as well as providing instruction to sales people in Fort St. John, Dawson Creek, Chetwynd, and Prince George.

CAROL TAYLOR, Accountant

Carol, Lita’s partner in Licar Management Group, has been involved in the accounting field for the past twenty-five years. As a result of her formal training and experience, Carol has developed a unique combination of commercial and custom designed accounting programs that enable our firm to provide precise accounting in any format required by our clients. She personally handles all income and expense reporting and oversees all the trust accounts on a monthly basis.

WANDA SMOOK, Maintenance Manager

Wanda has worked with Lita since 1988 and has been with Licar since its inception. She has worked in all departments including working as a site manager of 80 units in Kitimat, Fort St. John and Grande Prairie. Her current responsibilities include unit by unit inspections on an annual basis in addition to conducting all initial take-over inspections; preparation of projected costs for repairs and upgrading; assigning maintenance work to the maintenance staff; obtaining price quotes from suppliers; issuing tender documents and reviewing bids as necessary; issuing bid contracts and supervising all contractual work.

Wanda has also recently completed the property management course offered by the Real Estate Council of B.C.

MAUREEN MITCHELL, Accounts Receivable Manager

Maureen has been with Licar for 7 years. Her responsibilities include direct supervision of site managers, reviewing all paperwork to ensure all legalities are addressed; direct supervision of all income collection procedures, maintaining all rent roll and tenant activity reports, and return and seizure of security deposits.

Reception and Rental Clerks:

We have qualified Receptionists and Rental Clerks whose responsibilities include accepting applications, directing applications to the appropriate project, screening applicants for projects that do not have site managers, issuing eviction notices and co-ordinating arbitration hearings, as well as ensuring all paperwork is properly completed.

Other duties include assisting prospective tenants with application completion, ensuring that PIPA is complied with, checking all references, conducting condition inspection reports both move in and move-out, completing acceptance forms, directing approved tenants to the appropriate site and setting up appointments for viewing.

Maintenance Department:

Our maintenance department is staffed with four full time employees in the Fort St. John office as well as maintenance personnel in each outlying sub-office who are well versed in all areas of building maintenance. Our senior maintenance man holds a fourth class power engineering ticket and personally oversees all work required with our boiler systems. Doug Wigglesworth has worked with Lita since 1988 and transferred to Licar Management Group when it was started. He brought with him over 20 years of construction experience. We perform all non-journeyman trades functions including troubleshooting for plumbing and heating repairs; conducting basic unit upgrade repair and rehabilitation work including all drywall repair, all painting requirements, most flooring removal and installation; and all other maintenance related matters. Our maintenance department identifies all repair and preventative maintenance requirements and this is provided in report form to our clients.
